Rooftop HVAC Replacement: Captive Aire Gas Heat Makeup Air System Installation

When the common-area HVAC system at Adams Row Condominiums reached the end of its service life, the property needed more than a simple swap, it needed a reliable, high-performance upgrade completed with precision and minimal disruption. Working alongside D.G. Johnson Crane Rental, our team successfully removed the decommissioned Engineered Air DX Makeup Air Unit and replaced it with a new Captive Aire DX Packaged Makeup Air Unit with Gas Heat, restoring comfort and efficiency to the building’s shared spaces.

The scope required careful coordination from start to finish. After safely disconnecting electrical, gas and control systems using proper lockout/tagout and EPA-approved refrigerant recovery procedures, the existing rooftop unit was removed via crane. We prepared the curb, installed the manufacturer-provided curb adapter and set the new 3,000 CFM Captive Aire unit in place using the building’s existing roof supports. By reusing the existing electrical service, natural gas line and low-voltage controls, we streamlined installation while maintaining system integrity. Our team connected the new unit to the rooftop ductwork, completed a full factory startup and verified proper operation before leaving the site clean and fully restored.

The new system delivers 240,000 BTUs of heating capacity with an 81% efficient, fully modulating indirect-fired gas furnace and stainless-steel burner and heat exchanger, ensuring consistent performance, energy efficiency and long-term durability. Backed by a 5-year manufacturer parts warranty and a 25-year heat exchanger warranty, the installation provides Adams Row Condominiums with dependable ventilation and heating for years to come.
